Bruce Dean, creator, visionary and mastermind behind some of the bestselling items on the “Black Bear” menu made true on his promise to deliver, “great food, great service and great atmosphere.”

    As you enter the diner, you are greeted with the mouthwatering aromas of home-style comfort foods. The atmosphere was comfortable and inviting and the service we received from our server Christopher, was phenomenal.
    The food was delicious, we ordered a breakfast combo called “The Grizz!” and the Western BBQ Burger. Between the bear sized portions, exceptional customer service, and family-friendly atmosphere our experience at Black Bear Diner was exceptional! My daughter and I both agree that Black Bear Diner is a fun place to dine for both families and teens.

    In Charge of Dessert This Holiday Season? Fear Not! I Know Just The Place. . .

                              

    Earlier this week I had the pleasure of meeting with Christina and Eric Amadio, owner and operaters of their family farm, Amadio Ranch. Established in 2010 and located on the outskirts of Phoenix, South of Dobbins in Laveen, the Amadio family has been supplying Laveen and the surrounding cities with fresh fruits, vegetables, natural jams and pickles, fresh eggs, rawhoney and my personal favorite. . . HOMEMADE PIE! 

    I have lived in Laveen for well over 13 years and I never knew Amadio Ranch existed! which was very unfortunate in my case because, after tasting Christinas pie, I could immediately "taste" what I had missed out on all these years. I am so glad I decided to take the scenic route, leading me to the Amadio Farm.     Buying a Home is More Affordable Than Renting in 66% of US Counties

     
    According to ATTOM Data Solutions’ 2017 Rental Affordability Report, buying a home is more affordable than renting in 354 of the 540 U.S. counties they analyzed.

    The report found that “making monthly house payments on a median-priced home — including mortgage, property taxes and insurance — is more affordable than the fair market rent on a three-bedroom property in 354 of the 540 counties analyzed in the report (66 percent).”

    For the report, ATTOM Data Solutions compared recently released fair market rent data from the Department of Housing and Urban Development with reported income amounts from the Department of Labor and Statistics to determine the percentage of income that a family would have to spend on their monthly housing cost (rent or mortgage payments).

    Thinking of Selling? Why Now is the Time

    It is common knowledge that a large number of homes sell during the spring-buying season. For that reason, many homeowners hold off on putting their homes on the market until then. The question is whether or not that will be a good strategy this year.
    The other listings that do come out in the spring will represent increased competition to any seller. Do a greater number of homes actually come to the market in the spring, as compared to the rest of the year? The National Association of Realtors (NAR) recently revealed the months in which most people listed their homes for sale in 2016. Here is a graphic showing the results:

    The three months in the second quarter of the year (represented in red) are consistently the most popular months for sellers to list their homes on the market. Last year, the number of homes available for sale in January was 1,820,000.
    That number spiked to 2,140,000 by May!

    Millionaire to Millennials: Buy a Home!!

    Last week, CNBC ran an article quoting self-made millionaire David Bach explaining that not purchasing a home is "the single biggest mistake millennials are making" because buying real estate is "an escalator to wealth.”
    Bach went on to explain:

    "If millennials don't buy a home, their chances of actually having any wealth in this country are little to none. The average homeowner to this day is 38 times wealthier than a renter."

    In his bestselling book, “The Automatic Millionaire,” Bach does the math:

    "As a renter, you can easily spend half a million dollars or more on rent over the years ($1,500 a month for 30 years comes to $540,000), and in the end wind up just where you started — owning nothing. Or you can buy a house and spend the same amount paying down a mortgage, and in the end wind up owning your own home free and clear!"
